What are the common conditions in a buyer’s offer?

Common conditions (subjects) include:

- Financing Approval: Ensuring the buyer’s mortgage is approved.
- Home Inspection: Allowing the buyer to check for defects.
- Title Review: Verifying ownership and legal details.
- Strata Document Review (for condos/townhomes) – Ensuring the building is in good standing.
- Sale of the Buyer’s Home: Some buyers need to sell their home first before completing the purchase.

What happens if a buyer backs out after accepting an offer?

If the buyer backs out before subject removal, they typically do not face penalties. However, if they back out after removing conditions, they risk losing their deposit and could face legal consequences. Your real estate agent will guide you through the best course of action.

How much negotiating room should I leave in my listing price?

This depends on the market. In a seller’s market, homes often sell at or above asking price, so minimal negotiation room is needed. In a buyer’s market, leaving 1-5% room for negotiation may be beneficial. We will will help strategize based on market conditions.

Can I reject an offer if I don’t like the terms?

Yes, you are not obligated to accept any offer. If the price or conditions don’t align with your goals, you can:

- Counter the offer with different terms.
- Wait for a better offer if market conditions are favorable.

Your agent will negotiate on your behalf to get the best deal possible.

What is a backup offer, and should I consider one?

A backup offer is an offer from another buyer that becomes active if the first accepted offer falls through. It’s worth considering in a competitive market to ensure you have a committed buyer lined up.
